As our client, we know you will be confident you chose the best company to SELL your home!
Our objectives to selling your home are:
Getting as many qualified buyers as possible into your home until it is sold.
Communicate with you weekly the results of our activities.
After an offer is received, negotiate the highest dollar amount possible.
Protect your equity and get you the most money possible!
STEP 1>>
Meeting Your Agent
It is important to meet the agent at the property that will be sold to give the agent a better understanding of the condition and characteristics of the home. Your agent will be prepared to go over the entire selling process, step-by-step! The agent will have a detailed CMA Report (comparative market analysis), our “Listing Plan of Action” (a thorough list of our proven formula for selling homes), and offer ideas to optimize your profits through staging ideas, curb appeal, and small upgrades/repairs.
STEP 2>>
Set a realistic price from the beginning
Your home will get the most buyer exposure immediately after it’s listed, so pricing it right at the start is important. Most online real estate websites notifies home shoppers about new listings that fit their search criteria. If you’re priced a little too high, you could miss out on your best group of buyers. Price it too low and you risk leaving money on the table. Your agent’s expertise and local knowledge will help you set a competitive price.
Think of your agent as a trusted adviser, especially about pricing and marketing your home. You want someone smart, communicative and with extensive understanding of the local market.
Look at your home with “buyer eyes”
What made you want to purchase your home? Try and not let emotions get in the way. You’re going to need to make tough, reality-based decisions about improving, pricing and marketing.
STEP 3>>
Staging your home for showings
If you plan to live in your home while it’s on the market, you’ll have to keep it spotless and show-ready. The better it shows, the faster it goes and the sooner you can start living like a normal family again. Cleanliness, decluttering and de-personalizing your space is essential so home shoppers can envision making the space their own.
STEP 4>>
Tracking interest in your home
Your home is likely one of your biggest financial assets, so you’ll want to know right away if it’s catching buyers’ eyes. Your agent will keep you up to date with important knowledge such as online views and feedback from actual showings.
STEP 5>>
Receiving/Negotiating an Offer
Make sure you and your agent know what’s important to you: Quick sale? The highest possible net sale price? You may not be able to have it all, so prioritizing your wants before entering negotiations will make it easier to evaluate offers, make counter offers and decide the best path on moving forward.
STEP 6>>
“Under Contract” Period
Your agent will explain this process more in-depth than this guide. After successful negotiations, all parties will sign and enter in to contract. Most of the time, the buyer will have a due diligence or inspection period. Hoping no major repairs arise, the buyer will make a decision to continue on with the contract or cancel the contract. If continuing, the lender will send out an appraiser to confirm the value of the home is equal to or greater than the sale price. After the appraisal and survey are complete, you’re almost finished with the sale of your property!
STEP 7>>
What’s next?
If you’re planning to buy your next home, remember to get pre-approved early so you have an edge in the market. It may seem daunting, but you have more tools and data than previous generations of home sellers. Armed with this information and a top-notch agent to help you navigate through the planning, tough decisions, and hard work equals fewer first-time seller mistakes. You’ll have your first “Sold” sign out front before you know it!!!
